At Palm & Associates we understand that the viability of a land surveying and civil engineering project often times rests in our hands. Whether a project receives community support, gets zoning approval, or is granted bank financing can sometimes be determined by the number of trees spared in the design of the road, the amount of runoff that is reduced by a swale system, or the number of lots carved out of a parcel. Client: Benchmark Development
Project: A 500-acre, 800 unit residential development, commercial neighborhood, and golf course. Palm & Associates, Inc. has provided consulting engineering and land surveying services for this Planned Unit Development since it's inception in 1992. The project now includes nine single family neighborhoods, an apartment complex, three condominium projects, and numerous commercial sites. Aberdeen is served by the Valparaiso Water Department and Natureworks Conservancy District.

Project: Avant Gardens, an eco-friendly development for decidedly modern homes in Galena Township, LaPorte, IN. Avant Gardens is a 103-acre residential development with 20, 1.5 acre homesites and a 60-acre Wildlife & Forest Preserve.

Fairfield Greens-- Valparaiso, IN
Client: Coolman Communities, Inc.
Project: A unique single family & condominium project organized around two, large, grassed "common" areas with cottage type homes on lots that "back" onto the street or alley and "front" the village greens. The developer's primary planning issues involved traffic calming, wetland preservation, and preserving tree lines. The project is served by the public sewer and water systems of the City of Valparaiso.

Sagamore--Valparaiso, IN
Client: Total Site Development
Project: A 190-lot single-family residential development on 165 acres of which 60 percent is project open space. Conservation design principles were used to preserve the acres of protected woodlands, wetlands, and restored prairies. The project is served by municipal sewer and water. The sanitary sewer design included two lift stations and 2.2 miles of forcemain to the Shorewood Forest sanitary treatment plant.

Project: 55 clustered home sites on 25 acres with 60 percent of the site remaining as open space. Conservation design principles included reducing pavement widths, addressing sheet flow, and seeding open spaces with tall prairie and meadow grasses to minimize storm water runoff.

Conservation design principles included extensive tree preservation, conservation zones, vegetated swales, reduced road sizes, stream and wetland preservation, and an environmental low pressure sewer system. The site is served by the municipal sewer and water systems of the City of Valparaiso.

Morris-1st Source Scouting Resource Center--South Bend, IN Boy Scouts of America
Clients: Kil Architecture Planning, LaSalle Council 165 and City of South Bend
Project: New 8,700 square foot development and resource center used by the City of South Bend elementary schools as well as the Boy Scouts and other groups. Palm & Associates, Inc. was a part of the design team that worked together to create a plan to transform the area of land that once was environmentally unsound into this useful center for the community.
